A Comparative Market Analysis is a specialized analysis of your property.
When buying or selling you need to know your numbers – realistically.
Realtors use this tool to help buyers and sellers to determine the home they are selling or buying, or the subject property’s market value.
A CMA compares similar properties to the subject property factors like: pricing, condition, and location.
We can adjust the price and change the condition, but we can’t change the location. So, examine what value your home is worth based upon the location and its condition within the comparable properties.
A buyer’s agent will prepare a CMA for their clients to help them come to an offer price on a home. A listing agent will prepare a CMA for the clients to help them decide their list price.
Knowing your home’s CMA will help give you a realistic view of what consumers will likely offer to pay, not what just what you want for it.
