Buyers when you make an offer, check to make sure kitchen appliances (dishwasher, oven, refrigerator, etc) convey with the property.  Make sure to include a list of these items in your offer (there’s even a place for you to enter this information – lines 21-28 allow space to detail what stays and what goes).  Never assume something is staying – we’ve seen instances in this market where the refrigerator does not convey.  This is a big item to know about up front.

Sellers be as detailed as possible with your agent when you list.  On the MLS report, there is a nifty area that you can provide specific details on what conveys with your property.  Have a frank discussion with your agent about this, because once the contract is binding, there could be little to change these items.
